A plumber who actually lives this work

How we ended up fixing half of East London’s leaks

Most of my days start somewhere along the Romford Road or near the A12. A call from a landlord in Forest Gate, a WhatsApp video from a tenant in Ilford with water pouring through a light fitting, or a voicemail from someone in Barking who’s been waiting all day for another company that never showed.

That’s really how ARA Services Ltd grew — not overnight, not with adverts, but from people passing my number around family chats and letting neighbours know, “this guy actually turns up when he says he will”. I’ve been crawling into loft spaces, under kitchen sinks and behind old panel radiators in East London long enough to know which tenements always have airlocks, which blocks near Stratford have old pipework, and which roads flood first when the rain hits hard.

If you call and I say I can be there, I mean it. If I can’t, I’ll tell you straight away instead of leaving you staring at the clock while water creeps across the floor.

A lot of my work links straight into heating and boiler pipework, so if the job crosses over, I can bridge the gap with our boiler repair service or bring in electrical testing if something looks unsafe around the consumer unit.

What we actually fix day to day

It’s not glamorous work, but it’s real. Below is the sort of thing we’re called out for almost every single week.

Emergency plumber attending to a leaking heating system

Emergency plumber (leaks & bursts)

Burst pipe in the middle of the night, water running through the ceiling, or a stop tap that won’t move when you need it most — I deal with these constantly, especially around Stratford, Forest Gate and the older properties off Green Street.

Hidden leaks & water damage

Sometimes the only sign is a slow dark patch on a ceiling or a swollen bit of skirting board. I use a mixture of experience, moisture readings and common sense to track leaks with as little damage as possible.

Toilets, sinks & bathrooms that misbehave

Constantly filling cisterns, loos that only flush every third try, traps that smell, shower mixers that only give lukewarm water — the small daily irritations that slowly drive people mad.

Pipework changes, upgrades & tidy-ups

Whether you’re remodelling a kitchen in Ilford, moving a washing machine upstairs in Barking, or replacing old steel pipework in a Victorian terrace near Wanstead, we re-run and upgrade pipework safely.

Blocked sinks, baths & drains

From hair-clogged shower wastes to kitchen sinks full of fat and coffee grounds, blockages are easy to ignore until they back up all at once. I clear them and show you how to stop them coming back.

Heating & boiler pipework

Radiators that only heat at the top, boiler pressure that keeps dropping, or pipework that someone “had a go at” years ago — I can sort the plumbing side, and if it crosses over into boiler internals, I’ll link it with our boiler and heating services.

Why people stick with us

The difference between “job done” and “done properly”

After a while you notice patterns. The same patched bit of pipe under a kitchen sink in Stratford that’s been “fixed” three times. The same silicon smear around a leaking shower tray in Ilford. The same push-fit joint hidden behind a panel in a Barking flat that lets go every winter.

I decided early on that I’d rather do fewer jobs properly than bounce between rushed callouts. That means explaining what I find, sending photos if you’re not on site, and telling you when something is worth replacing instead of nursing along.

  • Based in East London, usually somewhere between Stratford, Forest Gate and Ilford after 5pm.
  • Fully insured, working to current regulations, with gas and electrical partners when the job needs them.
  • Clear explanation of options: quick patch, long-term fix, or full replacement where needed.
  • Happy to talk directly to landlords, tenants or managing agents so everyone knows what’s happening.

A few recent jobs

Real problems we’ve sorted in the last few months

Forest Gate · Sunday night

Ceiling leak above the living room

A family off Upton Lane came home to water dripping through a light fitting. I traced it back to a hidden isolation valve behind a bathroom panel that was weeping slowly. We made everything safe electrically, opened the ceiling in one neat square, fixed the pipe, and left it ready for a clean plaster repair — not a huge jagged hole.

Ilford · Landlord move-in

Flat on Cranbrook Road

New tenants were due the next day and the kitchen tap was swinging, the waste was dripping, and the toilet filled every ten minutes. I went through the whole flat in one visit, tied in basic plumbing fixes with a gas and electrical safety check, and the landlord got clear photos for their records.

Barking · Early morning call

No hot water in a small terraced house

The issue wasn’t the boiler itself but an airlock and a badly sloped section of pipework in the airing cupboard. Instead of replacing the whole lot, I adjusted the run, bled the system, and tied the visit in with a quick check on the radiators so the owner wasn’t calling someone else out a week later.

Questions that come up a lot

Plumbing FAQ for London homes & landlords

How quickly can you get to me if I’m in East London?
It depends where I am when you call and how bad your situation is. If you’re close to places I’m often working — Stratford, Forest Gate, Ilford, Barking, Romford — same-day visits are very common, and for true emergencies I’ll reshuffle where I can.
Do you only take on big jobs, or will you fix small leaks too?
Small leaks are usually what prevent big damage. I’m happy to come out for a single dripping trap or a toilet that won’t stop filling – especially if it’s in a flat above someone else where damage can spread quickly.
What about pricing — is there a callout fee?
I keep it simple: there is a minimum charge to cover travel and the first chunk of time on site, then it moves to an hourly or fixed price depending on the job. I’ll always tell you how it works before we start, and if it looks like a bigger job, I’ll give you a clear figure rather than just “see how we go”.
Can you help if the plumbing job crosses into gas or electrics?
A lot of plumbing work touches gas appliances or electrics, especially around boilers and immersion heaters. For anything gas-related I use our Gas Safe boiler installation service, and for wiring or safety checks I bring in the team behind our NICEIC electrical work. That way everything is signed off properly.
I’m a landlord with several properties — can you deal with tenants directly?
Yes. A lot of my work is for landlords and agents. I can arrange visits directly with tenants, send you photos and brief notes afterwards, and tie plumbing jobs together with safety certificates or boiler servicing if that helps.

If water’s going where it shouldn’t, call before it gets worse

Whether you’re standing in a soaked hallway in Stratford, watching a ceiling stain spread in Ilford, or quietly worrying about an old bit of pipework in Barking, you don’t have to guess what to do next. Send a photo, explain what’s happening, and I’ll give you straight, practical advice.
