Combi boiler fitted
Most common in flats and smaller terraces. Great when water pressure is decent and hot water demand isn’t “three showers at once”.
Typical band: £2,000–£3,000More detail: combi installation prices in real homes
If you’ve been googling “boiler fitted cost” you’ve probably seen three kinds of prices: the suspiciously cheap one, the vague “from £X”, and the one that looks scary until you realise it actually includes the important bits. This page is for cutting through that noise.
We’re ARA Services Ltd — Gas Safe engineers based in East London (E7). A lot of our installs happen around Forest Gate, Stratford, and the usual North/East run. If you want a realistic range today, call +44 7727 154 746.
Small confession: we’ve had calls where someone says, “I’ve got a quote for £1,700 fitted” and they sound relieved — like it’s done and dusted. Then you ask one question (“does it include cleaning + filter + commissioning?”) and the silence tells you everything.
A fitted boiler price should cover the boring bits that stop you calling an engineer again in six months. If you want the full install process (end-to-end), here’s our main page on proper boiler installation in London. This page is more specific: it’s about the installed cost and what changes it.
And if you’re short on time, there’s a quick way to get a clean quote without 14 messages: how to get a proper quote without back-and-forth.
These are realistic guide ranges for installed prices in London. The final figure depends on access, flue route, gas pipework, system cleanliness, and whether you’re swapping like-for-like or changing the setup. For a broader cost page, use our new boiler cost guide (full breakdown).
Most common in flats and smaller terraces. Great when water pressure is decent and hot water demand isn’t “three showers at once”.
Typical band: £2,000–£3,000If you’ve got a cylinder and a busy household, system boilers can be the calm choice. More components though, so the install matters.
Typical band: £2,600–£3,600Usually in older setups with tanks/cylinders. Sometimes it’s the right answer, sometimes it’s just “what’s always been there”.
Typical band: £2,500–£3,500Regular → combi conversions, relocations, flue changes. This is where online “from prices” stop being useful.
Typical band: £3,000–£4,500+If you’re trying to understand why one quote is £2.2k and another is £3.6k for “the same boiler”, read why boiler prices vary so much.
Boiler brand matters (Worcester, Vaillant, Ideal — all solid when installed properly), but the biggest swing is the job around the boiler. The pipework, flue, cleaning, controls, protection. That’s the difference between a boiler that runs quietly and one that nags you with faults.
If you like seeing how the numbers split, this is the clearest explanation we’ve written: labour vs boiler price explained. It’s not a sales pitch — it’s the mechanics of the quote.
And this one is worth a skim before you accept any “too clean” quote: hidden install extras people miss.
Call +44 7727 154 746 and tell us: boiler location, bathrooms, and whether you’ve got a cylinder. If you’re stuck without hot water near Forest Gate station, say that — it changes how we prioritise the day.
If you prefer messages: send photos for a fast quote (boiler + controls + pipework around it + outside wall where the flue exits).
We don’t need to force “reviews” into every sentence — but it’s useful to know what people notice after the job: tidy work, no messing about, and the boiler actually behaving like it should.
“My boiler went wrong… Abdul and his team came and fitted a new one. They worked without taking a break, cleaned up when they were done.”
Alison Louis“Great service — prompt and efficient. Fitted a new boiler at a very competitive price and took away the old boiler and waste.”
Grant Hodges (Local Guide)“Excellent plumbing service! Always punctual, professional, and true to their quote.”
Elimelech HalberstamIf a quote looks cheap because it’s missing important steps, it usually catches up later. This is why we’re fussy: cheap quotes that don’t survive install day.
At minimum: removal of the old unit, fitting the new boiler, safe flue work, basic controls setup, and commissioning. The difference between decent and risky is usually cleaning/protection (filter, inhibitor, system condition), and whether the quote covers the real flue/pipework situation rather than guessing.
Some are genuine promos. A lot are missing essentials (system protection, cleaning, making good, realistic flue work), or they assume the simplest possible property. If the quote changes on the day, it wasn’t really a fixed price.
The boiler price differs, yes — but install complexity usually matters more. Brand choice affects warranty options and parts availability, but the quality of the install + commissioning is what decides whether you enjoy the boiler or keep chasing faults.
Often, yes. Photos + a few details get us close enough to give a realistic range. Use this contact form or call +44 7727 154 746.
Boiler location, bathrooms, cylinder/no cylinder, a photo of the boiler/pipework/controls, and a shot of the outside wall where the flue exits. That’s usually enough to avoid the “oh… didn’t realise” price change later.
Call us, tell us your setup, and we’ll give you a realistic range first — then we’ll confirm properly. If you’re around Forest Gate and you’ve got no hot water, say where you are and what’s happening — we’ll be straight about timings.
