Typical boiler change costs we see in London
These are guide ranges for a “boiler change” (swap/replacement). Not a dream quote, not a panic quote.
Final price depends on access, flue route, pipework condition, and whether the system needs proper cleaning and protection.
If you want the bigger picture, start with our boiler installation done properly.
Combi → Combi swap
Most common in flats and smaller terraces. If the flue route is staying sensible and the pipework isn’t a mess, it’s usually straightforward.
Typical band: £2,000–£2,900
Real-world example: Forest Gate terrace, same location, tidy access.System boiler replacement
If you’ve got a cylinder and higher hot water demand, system boilers are often the calmer setup. More moving parts though — it needs doing right.
Typical band: £2,600–£3,400
Example: family home with two bathrooms and a tired old pump.Regular → Combi conversion
Bigger change. Removing/altering tanks, rerouting pipework, and getting the gas side correct. Worth it for some homes, pointless for others.
Typical band: £3,000–£4,200
Example: conversion job near Stratford where space mattered.Boiler moved to a new spot
When the kitchen’s being redone or you’re sick of the airing cupboard stealing space. Moves can be brilliant — but they add work.
Typical add-on: varies (it’s site-dependent)
Heads-up: flue position + condensate route often decide the real cost.

Quick “seen it before” story (and why we don’t guess)
A while back we got called to a flat near Westfield Stratford City. The owner had a quote from someone who promised a “same-day swap”
for a price that looked… suspiciously cheerful. The boiler did get changed — but the radiators stayed half-warm and the new unit sounded like it
was constantly starting and stopping.
When we opened things up, the system water was filthy, there was no magnetic filter, and the controls were left on factory defaults.
Nothing dramatic. Just a lot of little corners cut.
We cleaned the circuit, fitted protection, commissioned properly, balanced the system… and the place heated evenly on a lower setting.
That’s why we ask boring questions and why we’d rather be accurate than “cheap today, expensive later”.
If you like understanding the mechanics behind pricing (not everyone does, fair), this page explains
where your money actually goes
when a boiler is replaced.
How we handle a boiler change
We keep it simple: correct sizing, safe flue work, clean system, proper commissioning, and no “mystery extras” at the end.
If you’re not sure you even need a replacement yet, start with boiler repair help
and we’ll talk through what’s realistic.
“They didn’t rush it. Explained what would add cost before they started. Boiler’s quieter and the heating feels more even.”
Homeowner, near Woodgrange Road
“We’d been quoted cheap, then it changed on the day. With ARA it was upfront from the start. No drama.”
Flat owner, Stratford
“They handled the safety checks properly and registered the warranty. The handover actually made sense.”

gas appliance servicing and safety checks too.
Boiler change price questions (real ones)
Is a “boiler change” the same as a full installation?
In normal conversation people use them interchangeably, but a boiler change usually means a replacement/swap — same general setup, not a full re-pipe.
If you’re moving it, changing type (like regular to combi), or fixing system issues, it becomes a bigger job. We’ll tell you which you’re in.
How long does a boiler replacement take in London?
A tidy like-for-like swap in the same location is often done in a day. If access is awkward, flue route needs changing, pipework upgrades are needed,
or the system needs proper cleaning, it can run longer. We’d rather quote a realistic timeline than do the “it’ll be fine” thing and disappear at 7pm.
Can I keep my old controls / thermostat?
Sometimes. Sometimes it’s the reason the old boiler ran inefficiently in the first place. Modern controls can make a noticeable difference,
but we’ll be honest — if what you’ve got is fine, we’ll say so. If it’s holding you back, we’ll explain it without the sales pitch.
Do you remove the old boiler and all the rubbish?
Yes. We remove the old boiler and take waste away. We also protect floors and work areas. It’s basic respect — you shouldn’t be left with a
pile of old parts next to the hoover.
